Former Morriston rehab site sold for new veteran-focused healthcare campus

MORRISTON, FL (352today.com) – A former thoroughbred breeding farm turned addiction treatment center is getting new life as a long-term healthcare and veterans facility.

From Horse Farm to Healing Campus

The 425-acre property in Morriston has been sold by Robert Miller to Shield Investments LLC, in partnership with KMG Holdings. The buyer plans to transform the site into a state-of-the-art rehabilitation and residential healthcare campus, operated by Haven Health Management.

The facility will focus on long-term care and services for veterans, filling a growing need in the region.

Off-Market Deal Led by One Broker

The transaction, described as “completely off the market,” was brokered solely by William A. Cunningham of the Starboard Group at Coldwell Banker. The property was never listed publicly.

“With Haven being one of the biggest leaders in the United States with 22 locations nationwide, we keep an eye on other facilities that are in operation,” said Cunningham. “When we found out that Transformations was shutting down, I reached out to the owner directly.”

Multi-Million Dollar Renovation Planned

Construction and renovation are expected to begin within 60 days of closing. Cunningham said Haven plans to “spruce it up, put a few million dollars of renovation into the building, get it back up and running.”

The facility’s reopening will prioritize care for U.S. veterans and is part of a broader effort to expand access to quality rehabilitation services in the Ocala area.

Building Trust Behind the Scenes

Cunningham described the five-month negotiation process as deeply personal and built on trust.

“It wasn’t just a transaction, it was a responsibility,” he said. “Facilitating this off-market sale required a high level of trust, discretion and commitment.”

Cunningham flew in to tour the property with Miller, who had leased the site to Transformations, the previous operator.

“He wanted to lease it to us, but we told him either we own the property or we’re not getting involved,” Cunningham said. “He was getting older, and the property is quite far from where his home base is.”
